In conjunction with ICG Longbow, Vantage investors have committed substantial equity for investment in the South East Offices sector, the aim being to build up a sizeable portfolio of institutional quality. The strategy has been to invest in high quality offices within the south east (typically western/south western M25 and M4 corridor) in the £4m–£10m lot sizes. The focus has been on single-let properties with sound covenants and potential for yield compression and multi-let offices which provide a spread of risk and the opportunities to add value.
Buildings of potential institutional quality have therefore been the target and the majority of the existing portfolio has indeed been sourced from mainstream UK Institutions.
The Vantage strategy is to add value through the repositioning of the investment through hands-on asset management initiatives such as building enhancement, rent reviews, restructuring leases and agency.
